Unpacking Local Commission Data
Hey everyone, it's Raegan Thorp here with the Raegan Thorp Real Estate Group. I wanted to share some valuable insights about real estate commissions that can significantly impact your home sale.
Recently, our summer intern at Bolst conducted some exciting research that I believe is crucial for anyone selling a home in Fulton County. He meticulously analyzed all the active listings in the area, covering a wide range of prices and neighborhoods—from Alpharetta to the heart of the city. In total, he reviewed 1,200 listings, focusing on the commission rates being offered to buyer’s agents.
Here's what we found: a substantial 81% of those listings are offering a 3% commission to the buyer’s agent. And guess what? Those homes are selling for 98% of their list price. That’s nearly full price! On the flip side, only 1% of the listings are offering a lower commission of just 1%, and these homes are selling for only 94% of their list price.
The takeaway here is pretty clear. While offering a lower commission might seem like a way to save money upfront, it can actually cost you more in the long run. Sellers who try to save 2% on commissions are potentially losing 6% on the final sale price of their home. The data shows that offering a competitive 3% commission not only attracts more buyers but also ensures that your home sells for a higher price.
So, when you’re thinking about listing your home, remember that offering a 3% commission can be a smart move. It’s an investment that can help drive more traffic to your listing and ultimately put more money in your pocket.
