Today, we’re addressing a question I get asked all the time: Is an experienced agent really that important?

Debbie, what do you think?

Absolutely, Raegan! It’s a great question, and one that buyers often ask. What people don’t always realize is how much a seasoned real estate agent does behind the scenes. Sure, they see us out looking at homes together, but the real magic happens when it comes to negotiations. Experience is crucial when it comes to negotiating the best deal for your clients. An experienced agent knows how to protect their clients, especially financially.

There’s also the knowledge that comes with years in the industry—like recognizing potential issues when walking through a property or reading inspection reports and being able to explain what they actually mean. All of these things can significantly impact a buyer’s decision, and that expertise is something only an experienced agent can offer.

Raegan Thorp:
Exactly! And as you said, buyers often don't see the behind-the-scenes work. Without a great agent, you could end up paying more than necessary or, worse, buying a home with hidden issues. Even though you’re in the business, you wouldn’t buy a home without an agent. And funny enough, even though I am a Realtor, if I were selling my own home, I would hire an agent too.

Debbie Bennett:
That’s such a great point! It’s because emotions run high when it’s your own property, and having an objective professional handle negotiations can make a huge difference.

Raegan Thorp:
Absolutely. There’s data to back this up too—according to the National Association of Realtors, For Sale by Owner (FSBO) properties lose 16-18% on their sale price. The reasons vary, but it’s often because sellers aren’t educated on pricing, home preparation, or market trends. That’s where having a skilled Realtor comes in—we help clients maximize their profits and ensure they get the best possible outcome.
