The Journey to Closing Day
After navigating the journey from getting under contract, through due diligence, managing the home inspection process, and the appraisal process, to securing financing, we finally arrive at the grand finale—closing day. This is the day when all the hard work pays off, and we can finally celebrate.
Preparing for Closing Day
Molly Sutter: At Campbell and Brannon, we strive to make closing a celebration. All the hard work is behind you. The only things left for you to do are to send your money and bring a form of ID with you.
Raegan Thorp: That's great advice. It's funny, though, because I remember a time when a client asked at the closing table, "Wait, when am I supposed to close that money?"
Molly Sutter: It happens, but rarely. We can work around it. There's a lot of information and emails to manage. I often tell my clients that I know you're trying to balance a full-time job and closing on a house. We guide you every step of the way. Even when things get a little contentious between the buyer and seller, by the time we get to the closing event, everyone is usually happy. It's a celebration and, of course, a lot of signing.
The Closing Process
On closing day, we meet to finalize everything. If it's a lender transaction, I’ll have a package from the lender. Here's what happens next:
Document Review: We go through the documents together, explaining what you're signing and answering any questions you might have.
Number Review: We run through the numbers again to ensure everyone, including the lender and the buyer, agrees and understands the payment details.
Final Signatures: After confirming the details, you'll sign the necessary documents.
Once everything is signed, we hand over the keys, take pictures, and celebrate!
Accommodating Detailed Reviews
For clients who are very detail-oriented, we can provide the documents ahead of time for them to review. We usually schedule about an hour for the signing, which is efficient if everything is in line with the lender.
Raegan Thorp: Yes, it usually takes about an hour. But if someone wants to read every document, we can accommodate that by sending the package a day before closing so they can come prepared with questions.
Molly Sutter: Absolutely. We want everyone to feel comfortable and informed.
